The Brahmasthana (central portion of the plot) is an important factor to be reckoned while constructing a building, be it an office or a house. The Brahmasthana is the region around the navel (Nabhi) of the Vastu Purusha (site deity).

The energy lines running through the center of the plot are also equally important. Much care should be taken in building a structure, so that these lines are not disturbed.

Vastu recomends that the Brahmasthana of the building should always be left empty. The center of the building is selected as an intersection of two diagonal lines from the four corners of the plot; and the same is done with all the interior rooms. No pillars and no rooms should be constructed at this place, and no heavy furniture should be kept in the centre of any room. Only carpets, rugs etc. can be kept at this place.

Bed Room Vastu : The master bedrooms should be in the Southwest corner of the house or the South or the South East Corner. If the house has more than one floor, then it should be on the top-most floor. The ceiling should be level, this makes the energy of the room uniform, which in turn gives one a steady state of mind. Children’s room should be in the northwest or west side. To have a better concentration they should have a separate study close to their bedrooms. Kitchen: The ideal place is the southeast corner of the building or a kitchen in the west of the building can also be tolerated.

Study Room Vastu : The best locations for this room are the north, west, northwest, east, and northeast. These directions attract the positive effects of Mercury for increasing brain power, Jupiter for increasing wisdom, Sun for increasing ambition and Venus helps in bringing about creativity in new thoughts and ideas.

 

Dining room Vastu : The dining room and kitchen should be on the same floor and it should be adjacent to the kitchen from the left. The entrance to the dining room and the main door should not be facing each other. The best Shape of a Dining Table is Round or Oval. 

Bathrooms Vastu : Bathrooms and toilets should be Never be adjacent or Near  to the northeast corner. They should never be constructed in the center North , North East .

Best Direction of the Bathroom as Per Vastu is North-West Section of the House. 

Drawing Room Vastu : It should always be constructed towards the north or East . The rooms located in the northern part of the house should be bigger in size as that compared to the rooms in the southern part of the house. They should be shorter to them in height by one to three inches. This is an important rule of Vastu Shastra. Furniture should be square or rectangular in shape.

Store Room Vastu : If essential then the store room should be constructed in the southern part of the building, otherwise grain and other provisions can be stored in the kitchen or in other rooms and cupboards. Things should not be stored in diwans and box beds because it affects the magnetic environment of the self and the room causing sleeping disorders. Waste Storage: Daily wastes from the kitchen should be kept covered in the southwest corner of the kitchen.

Vastu Shastra as a rule is  applicable to a house owner and  also the tenant who are living in that house as well .. However, the adverse effects have considerable more effects on the owner of the house than on the tenant. If in Case if the owner of that house is Not Staying in that House and  is staying elsewhere Then All the effects will effect only  the tenant of the house.

According to Vastu Shastra, a owner of many houses will be effected by the Vastu defects in all those houses if there is a same Defect  in more than one house that he owns .
If any kind of religious activity or Pooja / Havan is performed by the tenant in the house, the major benefit of such Pooja / Havan  or religious activities will go to the owner of the house more than the Tenant .  
If the owner of the house and the tenant live in  the same building,  then as per the Rules of  Vastu Shastra  the owner should occupy the topmost floor and all the floors below should be rented out, i.e. a floor above the floor occupied by the owner must never be occupied by the tenant.
In case, when the owner and the tenant reside on the same floor. The owner of the house should live in the south or west portion of the house and only the north and east portion can be rented out. And an outhouse in the south west of the house must never be rented out as this may lead to tenant becoming dominant and may not want to move out and thus leading to Legal Problems for the Owner of the House .
If only one room is to be rented out, Vastu advises to rent out a room in north or east and never in south or west portion of the house.
